Walking On Concrete Tile Roofs
If the home you are looking to purchase has a concrete tile roof, make sure the inspector you choose will walk on it. MANY DO NOT! Putting your ladder against the gutter or looking at the roof from the ground with binoculars is unacceptable in my opinion.

I am certified as a Roof Tile Installer by the Roof Tile Institute. I have been trained to walk on concrete tile roofs.

For Buyer's Home Inspections and Seller's Pre-listing Inspections in Santa Cruz, Scotts Valley, Aptos and Santa Cruz County California, call Rick Hartmann at Home Inspection Plus. Your Santa Cruz Home Inspector.

Rick Hartmann, Santa Cruz Home Inspector If you're searching for a home inspector in the greater Santa Cruz area, the first question you probably have, is "how much?" Well, you can click the "Inspection Fees" link above and find out. I am not a budget inspector. I perform a thorough inspection and prepare a comprehensive report. If you're looking for the cheapest, try craigslist.

Your second question may be, "Why should I choose you?"  After 20+ years and many thousands of home inspections later, no one has ever called to tell me I missed something. I built a 3300 sq.ft custom home in Lincoln in 2001 and a 1050 sq.ft. home in Monterey in 2020. I am a licensed General B and C36 Plumbing Contractor. My construction company has performed hundreds of remodels, rehabs and additions. I know what I'm looking at and how to report it. I don't try to hide behind disclaimers in my report. I have built my reputation on being thorough, a straight-shooter and my clients and Realtors who refer me know that. Clients are willing to invest a little more for my experience, education and on-going training.

Home Inspectors ARE NOT licensed in California. I've been a full-time home inspector since 2004. It is important for you to review the credentials of the home inspector you choose. Ensure they have Errors and Omissions Insurance. Also, read your inspection contract carefully. Many inspectors try to limit their liability to the cost of the inspection, a violation of the CA Business and Professions Code 7198.

Please click on the "About Us" tab on the right, and use my credentials when comparing others.
